Buyer(s) understands and agrees that all properties listed on Simple Land USA are sold strictly “as-is, where-is.” No representations, warranties, or guarantees of any kind are made regarding the condition, accessibility, utility availability, or fitness of the property for any particular purpose. No verbal statements, claims, or promises shall be binding unless expressly included in a written agreement. Buyer further understands that the Seller may have never visited or occupied the property and makes no assurances regarding its current state, permitted uses, or compliance with local laws. Buyer is solely responsible for conducting their own due diligence with the appropriate county or governing authority before purchasing. By completing a transaction, Buyer acknowledges the property is acceptable in its present condition and agrees that all sales are final.
